SunWest
History
For more than 50 years, SunWest has operated a limestone mine on this property. The mined rock has formed the basis for roads, highways and parking facilities from St. Petersburg to Homosassa and east to Dade City. People driving on U.S. 19, the Suncoast Parkway and Little Road (County Road 1) are driving on roads built using limestone mined from Sun West. As a result of this mining, 13 fresh water lakes of various sizes are now located on the property.
Sun West has renewable mining permits that would allow the mine to operate indefinitely. And, because the mine has been operational for so long, it has no requirement for reclamation.
But the owners of SunWest Acquisitions believe that, as valuable as mining is, the site could add even more value for the owners and for the community.
Our Philosophy

Our philosophy for SunWest Harbourtowne is to create a community that will enhance the vibrant economy in Pasco County while preserving what makes the area so special. Our aim is to minimize impacts while we maximize value.
Extensive mining operations on the site have reshaped the natural environment, including 13 new lakes of various sizes. Recognizing this, we’ve worked on a plan that blends the present physical features with the site’s natural resources to create a unique community. The result for SunWest Harbourtowne is a blend of environmental sensitivity with sustainable development.
Working with the local government and the community has been a vital component of this project since its inception.
As part of our work with local government, we have partnered with Pasco County government to develop a regional park and to provide deep-water boat access to the Gulf of Mexico for our guests, residents and for the community.
The Future
Plans for SunWest Harbourtowne include:
- Approximately 2,500 units plus hotel
- Championship golf course
- Hotel with conference center and health spa
- Marina and
- Marina Village shopping
The plan includes approximately 1,793 acres of habitat conservation and open space incorporated into the SunWest Harbourtowne site design.
Central to the resort community is deep-water boat access. An existing channel, located just south of SunWest Harbourtowne, will be enhanced and extended approximately 2.2 miles to the west northwest.
The improved channel will be located and shared between the new County Park and SunWest Harbourtowne. The park is a cooperative effort between the developers of SunWest Harbourtowne and Pasco County, and it will provide deep-water Gulf of Mexico access to the public. The proposed park will feature parking for 250 boat trailers and cars, picnic shelters, a walking trail and a manatee observation tower. A swim area and a dive area are also under consideration.
