- Question: There is no access on 595 except east to U.S. 19. It is possible to install a median and diverter that would restrict access at CR 595 to a left-in/right-out entry and exit plan. This would eliminate any project traffic from going to/coming from the north/west on Aripeka Road.
- Answer: The DRI analysis will look at regional roads, such as U.S. 19, S.R. 52 and County Line Road. Analysis of conditions on 595 will be coordinated with Pasco County as part of the local government concurrency process.
- Question: Impressive, aggressive and much more needed.
- Answer: Throughout the two-year planning process, we have strived to solicit feedback from community representatives regarding this project. Working in concert with top-notch consultants, local leaders and market developers, SunWest Harnbourtowne will be a Pasco County destination resort. It will include amenities such as recreational access to the Gulf of Mexico for residents and visitors, a marina, shops, restaurants and spa, as well as residential homes. Thanks for the feedback and vote of confidence. It helps to keep us on track.
- Question: I think this will clean up and increase the value of the property.
- Answer: A high-end destination resort that offers numerous on-site amenities — such as a village center, golf, hotel, health spa and marina — will bring economic benefits to the local area. Land values close to the resort will also benefit from the proximity of the site amenities, and higher-end commercial and office uses will be introduced to an area of the county where such uses are currently lacking.
- Question: I'm concerned about the water. Where will it come from?
- Answer: The project will be served by Pasco County Utilities. An analysis of demand and supply will be completed as part of the Development of Regional Impact (DRI) study.
- Comment: Good luck, I hope everything goes well.
- Question: The mixed-use area at the proposed main entrance might run into Mike Sugar Estates. We want a coded gate put up by the developer and/or Pasco County to prevent unnecessary traffic into our private road (Phelps) and Larson. We also request a buffer zone behind Phelps' homes.
- Answer: We are aware that residents in Mike Sugar Estates currently access their properties via the mine road that ends at U.S. 19. Such access would be continued under the proposed SunWest Harbourtowne plan. Obviously, it is in the best interest of both the Pasco County Park and SunWest Harbourtowne to have traffic using the entry road proceed directly to intended destinations. There are design considerations, such as intersection designs and signage that can be employed to greatly minimize potential impact to the subdivision from errant drivers. These options will be evaluated during the Development of Regional Impact DRI/rezoning process. In addition, use compatibility between the subdivision and SunWest Harbourtowne will be evaluated as part of this process. Pasco County's Land Development Regulations will also determine compatibility of adjoining uses and required buffers.

- Question: My concerns are the bear corridor impact on endangered fauna/flora and our drinking water source.
- Answer: It is the intent of the SunWest Harbourtowne development to maintain and enhance existing black bear migratory habitat in this area. SunWest Harbourtowne is working with state agencies, the Gulf Coast Conservancy, and other interested groups and individuals to develop a black bear management plan. All permits will be reviewed and approved by state and federal agencies.
The proposed preservation and/or conservation acreage has been established to ensure that existing endangered flora/fauna are adequately provided for.
Drinking water for the site will be provided by Pasco County. SunWest Harbourtowne will work with the county to minimize water demands and provide state-of-the-art conservation measures.
- Question: We need to open the county lake so we can start enjoying the property?
- Answer: Pasco County has submitted an Environmental Resource Permit Application for the development of the park, which includes boat launch facilities, canoe launch and a swimming area. This will be a public facility. The permit application is currently under review by Florida Department of Environmental Protection and the US Army Corp of Engineers.
