Today there are only four deep-water access points for the public in Pasco County. The county and the developers are working together to provide deep-water Gulf access to both the public and to residents of SunWest Harbourtowne. To do this, an existing channel, located near Fillman Bayou, will be enhanced and a portion of the channel re-routed. Channel re-routing will lessen the impact from boat traffic on existing sea grass areas.
To the south of the improved channel, Pasco County will develop a 313-acre regional park. Preliminary plans include parking for 250 boat trailers and cars, picnic shelters, a walking trail and a manatee observation tower. A swim area and a dive area are also under consideration.
Hotel/Conference Center
The SunWest Harbourtowne hotel will feature approximately 250 rooms, conference facilities and a health/fitness spa. The conference center will be made available to the public.
West Pasco has always been a popular destination for tourists. However, the areas has lacked a large-scale accommodation that could host not only visitors looking for a quiet relaxing getaway, but also the business traveler looking for a place to hold his/her next conference. SunWest Harbourtowne will make west Pasco an attractive option to numerous potential new visitors. And while these new visitors are busy enjoying our community, they will also be pumping money into the local economy.
Golf

The golf industry is important to Florida’s economy. In 2002 the University of Florida’s Food & Resources Economics Department published a report, Economics of the Florida Golf Course Industry. In the report, it’s stated that Florida’s golf courses draw a total of $4.44 billion in annual revenues.
In 2000 alone, there were 58.6 million rounds of golf played in Florida, with 33 percent played by out-of-state visitors, 14 percent played by non-local Florida residents and 54 percent played by local residents. Golfers attracted to a course spend money on a variety of items, including food, attire and overnight accommodations.
Locally, golf course communities significantly influence overall real estate values in a community, and provide part-time, full-time, permanent and temporary employment opportunities.
SunWest Harbortowne’s 18-hole championship golf course will not only bring economic growth and more quality recreation to the community, it will also incorporate an environmentally sensitive design. To do this, the course design will use native plants, incorporate existing wetlands and will be designed around the existing environment.
